How to mark the scope
- Included
- Explicitly included in writing.
- Excluded
- Explicitly excluded in writing.
- Not stated
- Missing or uncertain. Ask before assuming.
- Not applicable
- Confirmed as unnecessary for this project.
Different answers can explain different prices. A complete set of marks does not establish workmanship, licensing, diagnosis or suitability. Confirm the scope and the actual property conditions with the provider.
Five questions for these proposals
- Repair boundary. Which walls and damaged areas are included?
A patch-only price cannot be compared directly with a full-wall finish.
- Preparation. What loose material is removed, and what needs an on-site assessment?
Record which findings can change the scope and who approves extra work.
- Texture and color. Is the finish limited to the patch or continued across a larger area?
Ask for a sample and written finish expectations; matching is not a guarantee of an invisible repair.
- Access and cleanup. Are access equipment, protection and cleanup included?
Keep exclusions beside the price so a lower total does not hide a smaller scope.
- Handover. What written scope and actual warranty terms will I receive?
Save the accepted proposal and reference photos before work starts.
Two checks for an Albuquerque property
Start with the property address and the proposed repair area. A small patch and a full exterior re-stucco are different scopes; ask the authority about your actual project.
- City of Albuquerque building permits
Use the city's permit information to ask whether the proposed work needs approval. If the property is outside city jurisdiction, check with its own permitting authority.
- New Mexico Construction Industries Division
Follow the state's license-verification guidance. Compare the contractor name and license details with the business named on the written estimate.
